APPLICATION REQUIREMENTS

Ready to Apply?

Prior to submitting your fee and application, please review the following requirements needed for your application to be approved.
Tenant application fee is $35.00 per person. All occupants over the age of 18 must complete an application and be on the lease agreement, if approved. Applications submitted without the fee will not be processed.

Employment Verification

Must be able to verify income and employment. Pay stubs may be required for proof of income.

Self Employment

Previous years’ income tax return and/or bank statements showing adequate cash/collateral to cover rental expenses must be provided.

Financial Assistance

Documentation of SSI and other financial assistance must be provided in order to be included in gross monthly income.

Rental/Mortgage History

Previous and present full addresses with current phone number for landlord/lender must be provided.

Credit History

Applicant must have a minimum score of 600. Applicants with no credit or a credit score below the desired minimum may be considered.

Security Deposit

Security Deposits are equal to one month rent and cannot be applied to first or last month’s rent, and are due at the time of lease signing. Fees for approved pets are nonrefundable.

Applicants who do not meet the required criteria may qualify with an additional deposit and/or a qualified co-signor.

Applications may be denied due to, but not limited to, the following reasons:

  • Falsification of any information on the application.
  • Employment cannot be verified.
  • Applicant does not supply verifiable rental reference(s).
  • Applicant is given a negative rental history.
  • Applicant has a history of eviction.
  • Applicant has a negative credit history.
